Moser Homestead

After months of meetings with the draftsman, builders, different trades and late nights making Concept Boards, revising the floor plan, cabinetry plans and more... Andrew & I would like to announce our next adventure.

Welcome to the Moser Homestead!

Andrew and I have been talking about this next journey of our lives since our Honeymoon (August 2022). We had our first meeting with the builder in September and started planning our floorplan 2 weeks later with the Draftsman. We made multiple revisions to the floor plans but ideally, we knew what we really wanted.

Where Are We Building?

We are technically renovating our current house, which is a 1 bedroom, 1 bath, to make it a 3 bedroom, 3 bath + den & office. Meaning, we are still located in Linwood on the same property! Our current house is very small so we will be adding a 10ft addition onto the front of the house and an entire second floor. We will pretty much be creating a new house but will be using 3 of the existing walls to an extent.

Why Are We Renovating?

If we are wanting to expand our family (which we would like to one day), then we need to expand the square footage of our house. Right now, we are at our absolute max. With both of us being in the kitchen in the evening making dinner, my office being in our living room, no extra bedroom except a den space upstairs that isn’t properly vented (air conditioning and heat) and some stairs that are definitely not up to code, there is just no way we are able to function as a growing family. We are also doing this now before having children because we know that one day when we do have kids, this will be a lot harder to accomplish with little ones running around.

What Are Our Priorities In The Build?
  1. an actual front door! (if you've been to our house/my office, you'd know that we have a side door which is classified as our front door)

  2. the stairs to be located by the front door (currently they are in our kitchen)

  3. an office/main floor bedroom - right now my "office" is in the back corner of our living room. I am so glad that now I can have an office space for clients to meet in for Final Presentations! This room will one day become our bedroom when where old and gray and can't do the stairs anymore. This was a priority for both of us (probably #1 on the list to be honest).

  4. main floor laundry which can double as a mudroom - when we have kids, we want it to be easy for us (and them) to have access to their outdoor clothes and to be able to wash anything right away if it is dirty.

  5. a large kitchen with an island that is functional! - this is a real big deal for us because our current layout SUCKS (I did not design our current kitchen just for the record!). But the new kitchen will have a 36" fridge (hallelujah!), a 30" range, a full double undermount sink, a standard size 24" panel ready dishwasher and a few other fun accessories!

  6. last but certainly not least... our own bathroom that we don’t need to share with guests or children! currently like I mentioned above, we have 1 bathroom in our house which also means it is the one the guests use, and we use. Every time I know we are having guests over I deep clean that bathroom to a 'T'! Just for once I'd like to be able to keep my makeup brushes on the counter and not feel obligated to clean it up right away 😂

When Are We Starting?

Well sooner rather than later that’s for sure! We are planning on completing demo of the interior ourselves and will be needing to replace our septic before anything. The plan is to start as soon as the snow is gone (which I’m hoping is soon). I have spent many nights packing and purging through items, so the house is pretty much packed except for the items we use on a daily.

With that being said we are hoping to have a garage sale in late April or early May (weather depending). There will be furniture, lighting fixtures, appliances, faucets, throw pillows, blankets, curtains, home decor, etc.!

We cannot wait to share more information as we go as this will be an exciting journey. I plan on documenting the process on Instagram and will be saving all stories to the Moser Homestead highlight located on my profile.
